Dusk to Dawn: Please note that the area is under surveillance by Envera Systems. Anyone who trespasses outside of pool hours will be captured on video and asked to leave the premises. Failure to follow security directions will result in Doral police being dispatched.

Trees may only be legally trimmed by a certain percentage per year. The maximum allowable trim would not make a difference should a hurricane impact our community, assuming a service was performed before the season. Since there is a yearly budgeted amount for tree trimming, as a potential cost savings measure, should there be a hurricane, the annual budgeted amount would be used to offset the post-hurricane expenses of tree trimming, grinding, removal and replacement.
Since the last developer took over, they made it a point to standardize this process to ensure the community remained uniformly trimmed. Prior to the last developer who completed the community, lawns were the responsibility of each homeowner. Unfortunately, this did not work well. While many homeowners attended to their lawns, there were several who did not. The community never looked uniform, and there was never a good enough quality standard that could be enjoyed by all.
The board continued this practice and included it in the budget, as the developer did. At the end of the day, the “per cut” price is a small fraction of what it would be to have each lawn maintained individually. There are still many homeowners who pay their own landscaper, and we encourage this, as those who pay extra attention to all aspects of the lawn further enhance the standard we strive to keep.
Absolutely. But it would have to meet, at a minimum, the services we offer at 30 cuts per year. Please contact the management company to coordinate with service providers.

Garbage is picked up every Monday and Thursday. Recycling is picked up every other Thursday. You may only take your garbage out the night before pickup (Sunday and/or Wednesday) after dawn. Bins MUST be picked up and stored no later than the same day as pick-up.

For any and all home modifications, an Architectural Change Form must be completed. This is necessary to remove and replace trees, paint the exterior of the home, repair and/or replace driveways, fences or doors, as well as any other modifications that are visible to the public, both front and back.

For any concerns regarding noise ordinances or other city guidelines involving your neighbors, please reach out to the Doral Police Department's non-emergency line at (305) 593-6699 or Code Compliance at (305) 593-6680. We also encourage you to inform the association so we can stay updated and provide assistance as needed. If your neighbors are violating the Association's Rules and Regulations, you may report this to the association with appropriate documentation (such as photos, testimonials, etc.).
You may only have however many cars fit on your property (garage and driveways). Do note that some garages do not fit 2 vehicles. No vehicles may be parked on the grass at any time. Resident vehicles may not be parked on the street and guest vehicles may not be left overnight on the street.
Guest parking spaces are available for residents, in accordance with our bylaws, and all residents must follow the guest parking guidelines. All guest or owner vehicles parked in guest spaces must be registered at us.smartparkingapps.com/bookings/4400. Vehicles must be registered while parked in any guest spot and are not allowed to park in reverse. Each vehicle is limited to a total of 24 hours in any 7-day period. It is the responsibility of residents to inform their guests that registration is required while parked in a guest spot. Additionally, vehicles parked in guest areas between 10 p.m. and 7 a.m. must be registered with the virtual parking attendant. <click here>
The association recognizes that parking space is limited, and we must make periodic exceptions for special events, guests, etc. With that stated, street parking may be possible as long as it does not happen “overnight” and is a vehicle of a “guest” and not of a resident. Furthermore, no two cars may park across from each other on the street whereby an emergency vehicle (fire truck, ambulance) may not be able to pull through.

at (305) 442-9696 to check if they are in possession of your vehicle. If they are, arrangements for pickup are to be made direct with them.
As a reminder, the property manager takes no pleasure in towing vehicles and the community has ZERO financial upside for doing so. In fact, it is a cost for us to use management resources on this task. However, it is the only way to ensure that residents and guests protect our community by not parking on the grass or leave vehicles on the street, putting the rest of the residents at risk should there be an emergency and the first response vehicles are unable to pass through.
